The valuation

INCOME CAPITALISATION APPROACH

The income capitalisation approach determines the value of your property based on its income. In particular, rental income, management costs and property interest are taken into account. This method is suitable for investment properties such as apartment blocks, condominiums and commercial properties. This method is rather unsuitable for single-family homes, as the BGH has ruled that the majority of maintenance and the associated costs are always borne by the owner. The ongoing maintenance, costs incurred and repairs exceed or reduce the net profit from the letting of single-family homes, making this method hardly worthwhile.

COMPARATIVE VALUE METHOD

The comparative value method results from the comparison of different purchase price collections for similar properties in a region. According to the motto: "The million-dollar villa in Munich has a different value than the million-dollar villa in Cottbus!". Care must be taken with this procedure. No two properties are the same, and some prices are determined by the special features of each individual property. Nevertheless, this method provides important clues for determining the correct purchase price.
