We know Göschwitz with all its advantages and are at your disposal for your (dream) property. Göschwitz, a southern district of Jena in Thuringia, is picturesquely situated on the western bank of the Saale, just above the confluence with the Roda, nestled between the Jagdberg in the south and the Mönchsberg in the north. With an area of 2.3 km² and a population of 575, Göschwitz offers an interesting mix of historical significance and modern development.
Industrial history meets nature conservation
The first documentary mention of Göschwitz dates back to the period between 1421 and 1425. The village church, which was built in 1510, is an important historical building. Between 1922 and 1924, Göschwitz was once part of Jena before it was finally incorporated on 1 April 1969.
A decisive factor in the development of the district was the establishment of the Göschwitz railway junction from 1876. Jena-Göschwitz railway station, opened on 1 July 1876, developed into an important transport hub where the Holzlandbahn (Weimar-Gera) and Saalbahn (Naumburg-Saalfeld) lines intersected. This strategic location encouraged the establishment of industrial companies, including the Sächsisch-Thüringische Portland-Cement-Fabrik Prüssing & Co., founded on 22 December 1885 by Godhard Prüssing. This cement factory had a significant impact on the economic landscape of Göschwitz. Its impact can still be seen in the town today, particularly in the nearby quarry, which is a nature reserve. It not only provides a refuge for many animal species, but also serves as a local recreation area for young and old.

Do you want to sell a property in Göschwitz?
Göschwitz has an excellent transport infrastructure, which is of great interest to property sellers. The district has been connected to the Jena tram network since 2009, making it easier to get to the city centre and all other parts of the city. Jena-Göschwitz railway station offers regional express travel options in directions such as Göttingen via Erfurt, Glauchau via Gera, Leipzig and Halle via Naumburg and Nuremberg via Saalfeld. Regional trains run to Weimar, Gera and Pößneck.
The proximity to the federal motorway 4, which runs south of the district and meets the federal road 88 at the Jena-Göschwitz exit, underlines the convenient location.
In addition to its transport links, Göschwitz is also an important business location. To the east of the railway station is one of Jena's largest industrial areas, the Göschwitz business park, which is home to companies such as Jenoptik AG, Carl Zeiss Meditec AG and Analytik Jena AG. To the west of the railway station is the Technology Park Southwest with several smaller technology companies.

Do you want to buy a property in Göschwitz?
Göschwitz offers property buyers a residential landscape rich in contrasts. While high-rise and industrial buildings dominate the north of the district, the south is characterised by semi-detached and detached houses with gardens. These also include half-timbered houses, which emphasise the rural character. This diversity makes Göschwitz particularly attractive for families with children, who appreciate the idyll of country life close to the city.
Demand for property in Göschwitz currently exceeds supply, which can make the search for suitable properties challenging. Nevertheless, the available properties offer attractive options.
The district is home to an independent Waldorf school, a volunteer fire brigade and a hotel. Animal lovers can pay a visit to the local animal shelter. Sports enthusiasts will get their money's worth on the opposite side of the Saale. The proximity to the Lobeda-West neighbourhood offers numerous sports facilities, such as the newly built indoor swimming pool and a dojo.
In summary, Göschwitz combines historical roots with modern infrastructure and a diverse property landscape. The excellent transport links and proximity to major commercial enterprises make the district attractive for property sellers and buyers alike.
