Benefit as an owner from the amendment to tenancy law!
On 1 June 2015, the law amending tenancy law came into force, which states that the person who commissions the estate agent pays the agent.
This law not only turned the entire rental market on its head, but also an entire profession. On the one hand, it had been customary for decades for the tenant to bear the estate agent's costs in regions that were particularly popular. On the other hand, a profession of estate agents was formed who lived solely from showing prospective tenants a rental property and received excellent remuneration for doing so.
Wherever big money lures, there are more than just white sheep (honest people would be better). Both tenants and landlords were equally aware of this. Above all, the actual tasks of the estate agent were quickly forgotten or even deliberately not pursued. Showing a light-flooded living room is not a work of art for which you can collect two cold rents.
But what are the actual tasks of an estate agent when brokering a property?
- Competent advice for the owner (What do I have to look out for as a landlord & what price can be achieved for my flat?)
- Inclusion of the flat in the pool for prospective tenants
- Preparation of an informative exposé for prospective tenants
- Advertise the property in print media and on the Internet
- Offer the flat to existing prospective tenants
- Carry out viewings
- Checking the creditworthiness of prospective tenants (not all that glitters is gold)
- Draw up a legally compliant tenancy agreement
- Handing over the flat on behalf of the landlord using a protocol
All these things are tasks that are necessary for serious property brokerage. The estate agent is paid in full in advance and is only remunerated in the event of success.
When was the last time you experienced a service like this?
This is precisely the aim of the federal government's ordering principle. The estate agent is required to invest more quality rather than quantity in his work and to convince his client that he is worth his money. Anyone who has ever had a bad experience with a tenant knows how important the competent help of a professional is.
This should be worth the money to the client, especially as the costs for the estate agent have a tax-favourable effect on income from letting and leasing.
